Within beautiful French countryside and five acres of stunning private grounds sits this delightful 15th Century Manor House. The Manoir de Lesuelle has maintained many of its original features including chestnut beams, a grand dining hall and 15th century stone archways. Its previous owners include a Baron and a Mayor and it is now owned by friendly and welcoming British owners.
Situated near the Rose Granite Coast and the beautiful town of Pontrieux, the Manoir de Lesuelle is a great location for those wishing to explore Northern Brittany. Those wanting to spend their time relaxing at the property will also find plenty to amuse them, including a large heated swimming pool, table tennis and lovely walks.
As you enter the entrance you will find a spiral staircase up to the first floor, a fully equipped kitchen, a sitting room, a galleried dining hall (seats 16) with a large open fire and a convenient kitchen (seats 10) serving the dining room. Inside facilities include Sky television, a DVD and video player (plus a selection of videos and DVDs), a Sony Playstation 2, a large selection of board games and books, laundry facilities, cots on request, high chairs and logs for the fire.
On the first floor there are four bedrooms: one en suite with four poster bed and two single beds, one en suite with a double bed, two single bunk beds and one fold down bed and one en suite with a double bed.
The Grenier apartment has open plan living area, kitchen, bathroom, one double bedroom and one bedroom with a single bed and two single bunks, suitable for 2 adults and 3 children.
Outside there is a courtyard with a washroom with laundry and drying facilities. There is also a barn that is equipped with table tennis, table football, darts and other games. The grounds that belong privately to the manor house extend to 5 acres and are surrounded by quiet and peaceful farmland. There are plenty of areas to eat outside and a gas and charcoal BBQ is available for guests.
The large, indoor, heated swimming pool (6.5mx3.5m) is well equipped with sun chairs and tables and is surrounded by a raised decking area. Access to the water is controlled by lockable patio doors. There is a boules pitch and a soft sand tennis court. A children’s play area which includes a swing is also available. The grounds contain stunning gardens for walking in and lawns where ball games can be played. There are also two sheep and a small number of hens on the grounds which are safely fenced but can be of interest to younger guests. Guests are welcome to request the use of bicycles as well.

The nearest airport is Brest (70km) and the nearest port of Roscoff is just 55km away. Pontrieux is only 7km from the manoir. The nearest shops and bars can be found in Brelidy and for supermarkets, Begard and Pontrieux are both less than 10 minutes away by car.
The Rose Granite coast, with its picturesque beaches, is the perfect place to go to sun bathe, relax and explore the many small coves and rock pools. Within 20 minutes drive there is a wide choice of beaches, including the tremendous St Quay Portrieux, Plogrescant and Perros Guirec, which means that you have the choice of secluded sandy beaches or busier promenades. You can also visit local towns and charming harbours. The beautiful Island of Flowers (or Isle de Brehat) is a very popular destination for guests at Le Manoir and guests can go by ferry to the island from Paimpol - there are no cars on the island.
Lac du Guerledan, just one hour drive away, is an amazing 150 acre lake offering swimming, fishing, canoeing, tennis, cycling, walking, mini-golf, horse-riding, sailing, picnicking and a children's playground. Only a few minutes from Le Manoir is the Amori park near Begard which is another great day out for a family. The park offers bouncy castles, pedalos and excellent outdoor and indoor pools with water slides.
A lovely way to discover the Trieux valley is the ninety year old Paimpol-Pontrieux steam train. Open between June and December, you get to travel through the Penhoad-Lancerf forest and stop for local specialties on the way. For great days out, there is also a telecommunications museum, planetarium, Tregomeur Zoo, Oceanopolis and many excellent markets. There are also many chateaux to visit, including the 15th century Chateau de Roche Jagu. In the local area there are equestrian centres and superb golf courses. Bird watching can be done on protected nature reserves on Les Sept Iles, which is a collection of seven islands near the coast of Perros-Guirec. There are several boat trips around the islands that offer excellent opportunities to see a variety of wildlife species.
The hosts are able to cater for guests should you require it. They can provide breakfasts from €5 per person per day, through to full board if required. Please specify your requirements when booking. If you would like to host a special celebratory meal during your stay, they can arrange for a local chef to attend the Manoir and prepare a menu of your choice. A three course meal typically starts at €28 and the menu can be as challenging as you wish. Service can also be arranged for these special occasions.
The hosts are also able to offer a maid service and assistance with cleaning prior to departure. Costs vary from €80 for final day cleaning, to €200 for full maid service for the week. This can be tailored to the guests’ requirements. Baby sitting is offered at a cost of €5 per child per hour. The hosts can compile a welcome pack for our guests containing some essential items if required. They will quote for the pack dependent on the client’s requirements. Capacity Indoor reception capacity: 0 Outdoor reception capacity: Sit down meal in marquee for up to 120 people max. Marquee (8m x 20m) has been put in courtyard and in the garden. Prices start from 3500 euro’s up to 5000 euro’s depending on style, size, internal decoration and choice of furniture. Client pays for the hire of marquee plus a small arrangement fee.

The Service There is a beautiful church in Pontrieux (5km) or Begard (5.5km). For blessings or ceremony a gazebo can be located in the Manoir grounds. There is access to an English speaking vicar or priest.
Catering Each event is unique and specific to the client’s needs and requirements. The following prices are a guide: Buffets from 25 euro’s per head. Sit down meal from 45 euro’s per head. Couchon Grille and BBQ’s from 25 euro’s per head. The hosts can also arrange for a bar with draught beer and full range of soft and alcoholic drinks to suit client’s needs.
Other Services The hosts can arrange and organise all of the following to client’s specification if required. Flowers: Local florist in Pontrieux. Live bands/DJs: Local Breton band for live music. PA system for speeches and pre-recorded music. Transport: Local taxi firm for transportation. Quotation’s on request. Marquee hire: Local Marquee Company based in Guingamp. Hairdressers: Plouec de Trieux. Local Baker: For celebration wedding cakes such as croque en bouche.
Accommodation The Manoir can sleep up to 20, plus there is the use of the Petit Longere, which is the newly renovated cottage in the grounds. The cottage sleeps 5. The cottage is not available for holiday rentals but may be used for large events like weddings so please inquire. Provided is a list of local accommodation which can cater for 100 people approx.
- Capacity: The property comfortably sleeps 10 adults and 10 children or teenagers. Please note that the capacity also applies to non-residents visiting the Manoir. - Security deposit: €500. This is paid on arrival and will be refunded in full after departure subject to damage inspection. - Linen & towels: All linen is included in the rental price. Towels are available for an additional charge. - Energy costs: Included in the rental price. - End of stay cleaning: At additional cost. - Arrival time: 3pm onwards. - Departure time: 10am. - Pets: Pets allowed with prior agreement. - Smoking: No smoking in the property. - Caretaker: Either the owner or a caretaker may be resident in a separate cottage within the grounds but your group has exclusive access to all the facilities of the manor and its grounds. - It is recommended that all guests take out insurance to cover against potential cancellation and any accidental damage caused during your stay at the property.

Great kitchen and dining room and 3 great double bedrooms - BUT...... the heating is inadequate for winter and the 2 fireplaces gobble up the fuel. At E15 per wheel barrow full, be prepared. In order to get the dining room warm enough to use, the fire has to be going for several hours prior to habitation. The sitting room has no door to section it off from the double bedroom above, which in turn, has no door to section it off from the twin bedroom above. Heat does not stay in the room. The stairs to the bedrooms are very steep. The 'suite' above the pool smells strongly of chlorine and the bedding is damp from the pool. There is moisture on the stairwell up to the room and there is only a partition (not full height) between the bedrooms.
