Le Grand Moulin is a stunning converted watermill in the Dordogne. The property has been the subject of extensive renovation in recent years, and now boasts 7 large bedrooms and 4 bathrooms (3 ensuite) in the main house. Whilst retaining original features and rustic charm, it also offers every modern convenience. It has a separate self-contained apartment, sleeping 2 or 3, that may be let in addition to the main property, but is never let separately.

It is an ideal holiday home for families and groups in search of tranquility and privacy whilst being in easy reach of the wealth of interest that the Dordogne has to offer.

Set in its own grounds of some 32 acres, the property is entirely surrounded by unspoilt meadow and woodland, as well as having its own vines. It is the perfect spot from which to enjoy rural France's extensive wildlife, including wild boar and deer. The heart of the property is more refined - a wonderful, vine-covered terrace opens out onto a beautifully manicured lawn lined with mature borders, on the other side of which is the heated swimming pool and poolhouse offering great poolside facilities.

The house offers spacious accommodation, furnished to a high standard with antiques and soft furnishings throughout. The charm of the Mill is enhanced by original terracotta, old wooden floors and exposed oak beams. There is a fully equipped kitchen with a Lacanche range oven, a utility area, a large dining room with open fire, a stunning study mezzanine and very spacious living room.

The 7 bedrooms all have their own individual features and furnishings. They are a mix of doubles and twins to provide flexible accommodation for parties. All include original features such as beams and stonework and are furnished with local antique and French painted furniture.

The Master Bedroom is set in the tower of the Pigeonniere with it’s own ensuite, dressing room and four-poster bed. French doors lead from the bedroom out onto a small balcony with amazing views over the grounds and pool. Bedroom 2 is the family room, and is best suited to kids. It has a balcony overlooking the garden and a wash hand basin. Bedroom 3 is a double located on the ground floor and has an open plan ensuite offering a sunken bath as well as a separate shower cubicle. It faces north, and is the coolest room in the house. Bedroom 4 is a Kingsize with ensuite, that has a bath with a shower over. Bedroom 5 is a twin or double. It faces north, overlooking the drive and vines. Bedroom 6 is another twin or double, and faces over the garden and millpond. Bedroom 7 is a twin or double, and benefits from south and north aspects overlooking both garden to the rear, and vines and drive to the front. The Apartment is available as an optional extra. It is located behind the swimming pool and is self-contained, complete with its own terrace overlooking the valley, stream and meadow.

This beautifully converted watermill is an absolute gem for outdoor living. The stunning vine covered dining terrace opens from the kitchen with views over the gardens and pool. There is a large BBQ area set slightly higher than the terrace. The 10mx5m pool is heated and ideal for toe-dippers with roman steps at the entrance. The pool has a stone surround and large lawned area where there are sunloungers, chairs and tables. It is completely sheltered and private – a fabulous suntrap. The timbered poolhouse is set behind the pool in a stunning Perigourdine outbuilding with another loo and shower. The pool is alarmed for safety and complies with recent legislation.

Also within the grounds there are stables for up to 4 horses, a children’s play area and extensive lawned areas for ball games. The varied walks through the grounds complete this perfect French hideaway!

Le Grand Moulin straddles the River Gardonette, a tributary of the River Dordogne, of which the grounds occupy the majority of the valley. It offers tranquility and privacy, and yet is only a few kms from the villages of Cuneges and Pomport, both of which offer shops.

Its 32 acres offers a high degree of diversity: carefully manicured lawns flanked by mature borders, meadowland, a small vineyard, paddock and woodland. Surrounded entirely by beautiful countryside, it is a haven for wildlife including wild boar, deer, hares, and birds of prey. The terraces and verandas offer the perfect spot from which to view these delights.

Green rolling countryside, old stone farmhouses and barns, fields of sunflowers, vineyards, rivers, grand chateaux, castles in ruins, bastide towns of cobbled streets with fountains, little squares, cafes, the archetypal French farmer complete with beret, derelict old pigeonnieres and pre-historic sites. The list is endless you really need to come to experience it all for yourselves!

Catering is available at the chateau by local catering companies (traiteurs) - typically this will cost from 30 euros per person for a 4-course meal. Alternatively it may be possible to hire a cook from the local village/town who can do any cooking that you wish during your stay – they are also usually happy to buy the food and clear up afterwards. Costs are typically between about 15 euros per hour. Maid service is usually available for about 15 euros per hour.

- Security deposit: £750. This is paid prior to arrival and will be refunded in full after departure subject to damage inspection.
- Linen & towels: All linen and bath towels are included in the rental price.
- Energy costs: Included in the rental price.
- End of stay cleaning: Included. Please leave the property in the state that you found it.
- Arrival time: 4pm onwards.

- Min rental: Please note that in July & August the minimum rental is 2 weeks.
- It is recommended that all guests take out insurance to cover against potential cancellation and any accidental damage caused during your stay at the property.
