A large luxury villa offers over 350 sq m of spacious living accommodation and is fitted throughout with a range of modern conveniences. 

The oldest part of the villa dates back over 400 years; with exposed beams and stone walls, it has been sympathetically renovated to keep much of its original charm. The spacious fully fitted kitchen has a dining area for 6, plus further seating at the breakfast bar. Appliances include microwave, American fridge freezer, range oven (5 gas rings), dishwasher, coffee machine and plenty of electrical kitchen ware.

The main salon (80 sq m) has a plasma TV, French cable, Sky TV free view channels (HD available, bring your own box), DVD Player/Ipod docking & music station, pool table and dining area with seating for up to 20 people.

Salon 2 is fitted with a HD home cinema with 120” pull down screen, blue ray DVD player, separate TV with Wii, Playstation 3 and log burning stove. The villa has WiFi broadband and a separate laundry room.

The villa including apartment can sleep up to 22 people, 12 adults and 10 children plus cots.

1st Floor
- Large master bedroom with king size bed plus day bed.
- 2 twin bedrooms - can be doubles, shared luxury bathroom with sunken bath, shower, WC and sink.
- All rooms have original exposed beams to ceilings.

Ground floor
- Spacious master bedroom with French doors leading out to the veranda, luxury en-suite with stand alone bath, walk-in shower, twin sinks and WC.
- 2 further bedrooms each with 2 x bunk beds, sleeps 8 in total.
- There is a further double bedroom with enclosed veranda, separate shower room and WC.
- Double bedroom can accommodate an extra single bed if required.

The apartment also has air conditioning and opens out to the Mediterranean court yard. (Please note the apartment is priced separately and is only available when booking the main villa).

Outside you can relax on the vine covered veranda which has a bar, plenty of seating, and darts area.  The Mediterranean court yard provides a large dining area with 3m table. There is a large gas barbecue and fire pit.

The fully alarmed solar heated pool is enclosed in its own tropical garden with a vine-covered dining area, plenty of sun beds, and shaded sandpit. The villa is fully equipped for children of all ages with toys, books, games and full ‘dressing up’ wardrobe. Outside is a play area with swings, slides, 5-aside football pitch and go-karts, bikes, sandpit, trampoline and outdoor theatre. There is a fully fenced pond with a variety of ducks and 7 pet pygmy goats that the children are invited to feed. There is a brand new table tennis table and football table to be enjoyed.

The villa is situated in a semi rural area just outside the pretty village of Menesterol and only 1k from the market town of Montpon-Menesterol and is ideally placed for easy access to Bordeaux, St Emillion, Arcachon beach resort, Bergerac and Perigueux.

Montpon-Menesterol is situated on the banks of the River l’Isle which has a good range of traditional French shops including bakery, butchers, chocolatiers, bars, banks, post office, Tourist office, clothes shops, some excellent restaurants, 2 large supermarkets and a bustling weekly market every Wednesday morning. There is a train station, running to Bordeaux and Perigueux. TVG connections are available from Bordeaux and Libourne.

The Chandois leisure park is a few minutes walk from the villa and has a swimming lake and beach, snack bar, skating park, fishing lake, canoeing (river L’Isle) and motor boat hire, crazy golf, family sized go-karts, bike hire and a fantastic fireworks display in August.
 
There is also a large outdoor public swimming pool just outside the town centre. The large lake resorts of Lac Jemaye & Lac du Gurcon are both within a 15min drive. Montpon-Menesterol is only 5k from the A89 motorway. The nearest airports are Bergerac (40mins) Bordeaux International (50mins).

The Dordogne valley with its prehistoric caves, fortified castles and picturesque villages the Dordogne valley has a lot to offer any visitor. Steeped in history going back thousands of years when Cro-Magnon man lived in the caves of the Périgord and left cave paintings in sites such as Lascaux and Les Eyzies, the region now boasts over 3 million visitors every year.

The diverse landscape of Atlantic coastline beaches boasts some of the best surfing in Europe, and Arcachon Bay is crowned by Europe's largest sand dune, the Dune de Pyla (or du Pilat), nearly 3 kilometres long, 500 metres wide, reaching 107 metres in height.
 
The city of Bordeaux is amongst the world's major wine industry centres. Bordeaux wine has been produced in the region since the eighth century. Saint-Émilion is one of the principal red wine areas of Bordeaux along with the Médoc, Graves and Pomerol. Saint-Émilion's history goes back to prehistoric times and is a World Heritage site, with fascinating Romanesque Churches,catacombs and the fantastic A monolithic church made from a single block of stone.

For avid golfers experience Chateau de Vigiers 18 hole, par 72 championship course designed by Donald Steel.

- Full/Part time catering services can be arranged including bed and breakfast, informal buffet's, or formal diner with waitress service and in house chef. Please contact us to discuss your personal requirements.
- House keeping is offered on a daily or part weekly basis.
- English/French speaking baby sitting/childminding can be arranged on request.
- We offer a variety of beauty treatments, waxing and massages (relaxation, sports, physiotherapy and Indian head massages) provided by our own in- house therapist and exclusive to guests.

- Security deposit: €450. This is paid on arrival and will be refunded in full after departure subject to damage inspection.
- Linen & towels: Included.
- Energy costs: Included during the summer. A charge of £100 per week during winter.
- End of stay cleaning: £150.
- Arrival time: 4pm onwards.

- It is recommended that all guests take out insurance to cover against potential cancellation and any accidental damage caused during your stay at the property.

We stayed here for 1 week over August, 2 families with 4 children under 6 years of age. Tracy had thought of absolutely everything and more. We arrived at the villa around 8pm and after an 8 hour journey we literally dropped all our bags and jumped into the pool. It was lovely and warm and the evening sun set was a perfect start to our holiday. On exploring the house room by room we could not stop staying “WOW” the little touches that made our holiday: in one of the children rooms was a complete wardrobe of dressing up clothes, the books and games made the children settle in straight away. The linen and bath towels were new and fresh, the beds lovely to sleep in. The whole villa was very clean and kept to very high standards. The gardens were amazing, a football pitch, go carts for adults and the children! Complete with a huge trampoline and swings / slides. The swimming pool was fenced off and active with a pool alarm, the pool was brilliant, big enough for both families with lots of sun loungers and outside dinning. I could go on and on, what I will say is that if you decide to have your holiday here you will not be disappointed, in fact like us you probably wont even venture out, but of course book early as we indeed to visit this little bit of paradise year after year!!!! The villa was beautiful, clean and well maintained. Lots of space for everyone. The owner was always available and helpful. I would recommend the property to friends and family. A car is essential for getting about.

The villa is by far the best equiped and luxuriously renovated house we rented the last four years. "We" means grand parents, children and grand childrens. It is a paradise, mainly for them ! And there are so many beautiful old villages and cities to visit around ! The owner really did take good care of us as she does for the flowers of the garden, the pool and the house itself.
